The East Of England/Essex - Colchester, Riverside Walk at Rowhedge

Most recently the Fund has agreed to buy eight new houses at Rowhedge, attractive riverside village four miles to the South East of the centre of Colchester. An attractive Riverside Walk (see photo) is within a minute of the development. The houses were purchased for an average price of just over £250,000, which represents a bulk discount for advance purchase of just over 10%.

The East Of England/Essex - Colchester, Mansion House

An attractive block of 16 flats built by Countryside Properties in 2008. The homes have all been let since new and are popular and have proved easy to let. These homes complement the Fund’s other investments in Colchester, and appeal to a different market than the houses. Salamanca Way is part of a large scale modern development about 3 miles to the South of the shopping centre and Station.

West Sussex / Bolnore Village

Bolnore Village is a large master planned community to the South of Haywards Heath. Since the first house was completed in 2002, the village has become a community in its own right, with shops, a primary school and Community Centre. The Fund purchased four large 2 bedroom flats in Henmead House, overlooking some of the woodland. The flats have parking directly beneath the block.

East Sussex / Eastbourne

Weavers Close is an attractive development completed by Bovis Homes in 2016, close to Eastbourne General Hospital and Sussex Downs College. The houses are on the North side of the town with the Lewes Road A 2021 offering bus and car access into the Town Centre and railway station (London Victoria 1hour 20 minutes). The Fund owns 4 three bedroom houses on the scheme, which has pleasant walkways giving good views East over agricultural land.

Portland View / Bristol

Portland View sits on the corner of Dean Street and Bishop Street, and adjacent to Portland Square, one of Bristol’s most attractive Georgian Squares right at the heart of central Bristol. It was laid out in the early 18th century as one of Bristol’s first suburbs, built upon a flat area of ground around St Paul’s Church.

Greater Manchester / Salford

The block is within a short walk of both Manchester Piccadilly and Salford Central Mainline Stations, the former also giving access to the Metrolink tram network. Scotland / Edinburgh

Varcity is an attractive new development by Miller Homes in North Edinburgh, close to the Waterfront and Leith. Edinburgh Council has a large-scale regeneration project for this area, and Hearthstone anticipate that as well as giving good rental returns there are prospects for house price growth as the broader regeneration takes place. The Fund owns 6 two bedroom flats and 2 one bedroom flats in the scheme.

The East Of England/Essex - Colchester, Rowhedge

The first purchases were four new houses in part of the garrison redevelopment two of which are let on the open market, and two leased back to the housebuilder for use as Show Homes. These are attractive small houses (see photo) and have let well. The next purchase was 16 flats in one block on another former garrison site, and less than 10 minutes to the town centre and main shopping centres.

The Fund Manager was focused on not only the long-term regeneration picture but also the excellent public transport. Journey times to the West End – Marylebone 7 minutes and Baker Street 12 minutes, and to the City – Moorgate 26-28 minutes. The Fund holds studio, one and two-bedroom flats in Quadrant Court. This is beside the Shopping Centre and is only 10 minutes to Wembley Park Station.
